The planned hotel will comprise 65 rooms and suites, including 16 private villas with pools, alongside restaurants and a luxury wellness offering. Its relatively limited scale is commercially important. In the ultra-prime segment, scarcity is not a side detail: it is part of the asset’s value proposition.

The Pitrizza redevelopment forms part of a broader destination strategy. Smeralda Holding has described ongoing investment in hotel, dining, wellness and destination infrastructure, while retaining the low-density character that distinguishes Costa Smeralda from more heavily developed Mediterranean resorts.

From Romazzino Belmond to Cheval Blanc Pitrizza

The arrival of LVMH’s hotel brands in Costa Smeralda has developed in two stages.

Romazzino entered the Belmond collection in 2024. Pitrizza, by contrast, is being repositioned through a more comprehensive restoration before becoming Cheval Blanc Pitrizza. Both arrangements reflect a management model in which the underlying hospitality assets remain within the Smeralda Holding structure, while globally recognised luxury operators bring their hospitality expertise and international client networks to the destination.

For the market, the key point is not simply the logo above the entrance. It is the cumulative effect of institutional ownership, patient capital, carefully curated hospitality and global luxury-brand recognition on the perception of Costa Smeralda as a year-after-year ultra-prime destination.

What this could mean for Porto Cervo property

Luxury hotel branding alone does not determine residential values. A buyer should never treat a headline as a substitute for property-specific legal and commercial analysis.

Is LVMH becoming more asset-light?

It would be premature to describe this as a definitive shift in Cheval Blanc’s strategy. It may instead reflect a selective approach: partnering only where the location, asset quality, ownership profile and brand fit are exceptional.
