The Before You Sign Brief is designed for foreign buyers who want an initial written legal orientation before taking that first binding step. It is not full legal due diligence. It is a focused written memo that helps you understand what you may be walking into, what should be checked before you commit money, and whether your case should stop, pause, or move forward.

This service is not for buyers who already need a full legal verification of title, planning compliance, encumbrances, condominium debt, co-ownership issues, seller capacity, or a complete contract review. In those cases, a Light Due Diligence or Full Legal Due Diligence is the correct next step.

The Before You Sign Brief includes:

  • A checklist of what should be verified before you sign or pay.
  • A clear next-step recommendation: proceed carefully, pause and investigate, or upgrade to due diligence.

The purpose is simple: to give you orientation before commitment.

How the 5 questions work
You can submit up to 5 specific written questions. These questions are answered at our discretion within the scope of this service. If answering your questions would in substance require a full document-based legal investigation or a complete due diligence, we will not treat them as part of this Brief and will instead recommend the appropriate due diligence route. This service cannot be used to obtain a full legal due diligence in disguise.

What this service does not include

To protect quality and keep the scope honest, this service does not include:

  • Full title investigation.
  • Full cadastral or urban planning review.
  • Full mortgage, lien, encumbrance, usufruct, easement, or registry searches.
  • Full review of all transaction documents.
  • Negotiation with sellers, agents, or third parties.
  • Representation before a notary.
  • Tax planning or accounting advice.
  • Any guarantee that the property is safe to buy without further checks.

If your case requires document-based legal verification, that is no longer a Before You Sign Brief. It becomes a due diligence matter.

This also applies where the questions submitted would require full document review or extensive legal checks.

2. We assess the fit

If your case is suitable for this format, we confirm the scope and fixed fee. If the matter already requires due diligence, we tell you directly.

3. You receive a written brief

You receive a concise written memo in English explaining:

  • what looks normal,
  • what looks incomplete,
  • what looks risky,
  • and what should happen next before you sign or pay.

Delivery time

Typical delivery is 2 to 4 business days from receipt of the necessary information and payment.

Urgent timing may be possible in selected cases, subject to availability.

Price

Fixed fee: €650 + taxes

This includes the intake review, written analysis, and answers to up to 5 written questions.

If you later instruct us for a Light Due Diligence, part of this fee may be credited toward the new engagement where appropriate and within the indicated time window.

When to upgrade

You should move to Light Due Diligence or Full Legal Due Diligence if:

  • title or ownership is unclear;
  • there are doubts about planning compliance or building irregularities;
  • multiple owners, heirs, or family rights may be involved;
  • the property may carry debt, liens, mortgages, or usufruct rights;
  • the preliminary contract contains clauses that materially affect risk;
  • you are about to transfer significant funds.

The Before You Sign Brief is a filter, not a substitute for proper legal verification where legal verification is needed.
