A focused written legal review for buyers who do not need a full due diligence, but still want clarity before signing, paying, or proceeding.
Intro
Not every property transaction requires a full legal due diligence from the start. In some cases, a buyer needs a focused legal review of one specific area, such as title, contract terms, or one clearly identified issue, in order to understand whether the transaction is safe enough to move forward or whether a broader investigation is needed.
Our Light Due Diligence service is designed for those situations. It gives you a limited but useful written legal analysis on a defined point, without pretending to replace a full due diligence where a full investigation is actually required.
What this service is
Light Due Diligence is a targeted written legal review of one part of the transaction. It is appropriate where the client does not need, or does not yet want, a full investigation of the entire property and transaction, but still wants reliable legal guidance on a specific point before proceeding.Memory
This service is especially useful when the matter is time-sensitive, when a buyer wants an initial legal filter before committing to broader work, or when one issue is clearly more urgent than the others. Because the review is limited in scope, it is faster and more contained than a full due diligence, while still giving the client a professional written assessment.Memory+1
What can be reviewed under Light Due Diligence
The service may cover one defined area of review, such as:
- A title check, focused on ownership, visible encumbrances, third-party rights, mortgages, liens, or other issues affecting clean title.Memory+1
- A contract check, focused on a purchase proposal, reservation form, preliminary agreement, deposit structure, deadlines, clauses, or other contractual terms.Memory+1
- A specific legal issue review, where the client needs a written view on one clearly identified aspect of the transaction, provided the issue can be reasonably analysed within a limited scope.
These are alternative routes, not cumulative reviews bundled into one light service. If the matter requires examination of multiple areas, wider document review, or a property-wide risk analysis, we will indicate that a Full Due Diligence is the more appropriate service.
What you receive
Under this service, you receive a written-first legal assessment. We do not structure this work around calls or meetings. That is deliberate: for cross-border property matters, written advice is usually clearer, more precise, easier to revisit, easier to share, and better suited to documents, dates, clauses and time-zone differences.
Depending on the scope of the engagement, you will normally receive:
- A written review of the selected issue.
- A clear explanation of the main legal risk or concern identified.
- A practical indication of whether to proceed, pause, renegotiate, request more documents, or upgrade to a broader due diligence.
What this service is not
Light Due Diligence is not a compressed version of a full due diligence. It does not include a comprehensive review of the entire property, the full planning and cadastral history, every contractual aspect, every third-party issue, or all related risks unless that broader scope is expressly agreed separately.
It is also not intended to let a client break a full due diligence into disguised fragments. If the documents or questions submitted show that the matter is wider than a limited review can properly cover, we will define the correct scope accordingly and suggest the appropriate service level.
When this service makes sense
This service can be a good fit when:
- You are about to sign a proposal or preliminary agreement and want a contract check first.
- You want to verify clean title before going further.
- One issue appears decisive and you want an initial written legal view before authorising broader work.
- You need a faster, narrower first step before deciding whether to move to a Full Due Diligence.
When Full Due Diligence is more appropriate
A Full Due Diligence is usually the right route where the buyer wants a property-wide legal investigation, where the transaction is high-value, where there are multiple warning signs, or where title, contracts, planning, land, inheritance, technical and third-party issues may all interact. Your existing full due diligence positioning already makes clear that the broader service is the proper solution when the objective is to understand the transaction as a whole before commitment.
In those cases, limiting the work artificially would not protect the client properly. A focused review is useful only when the scope is genuinely limited.
Why we work in writing
We work with a written-first model because it allows us to provide clear, structured and traceable legal advice, reduce misunderstandings, and maintain a high professional standard across cross-border matters. This approach is particularly effective in international property transactions, where documentation, precision and timing matter more than informal conversation.
It also avoids unnecessary delays linked to scheduling calls or meetings, eliminates time-zone friction, and gives the client a written analysis that can actually be used later when dealing with agents, sellers, notaries, surveyors or family members.
Scope
One defined legal review only, such as:
- Title check; or
- Contract check; or
- One other specific issue suitable for limited review.
Format
Written-first. No calls required. No meetings required.
Outcome
A focused written legal assessment with next-step guidance.
FAQ
Is Light Due Diligence the same as Full Due Diligence?
No. Light Due Diligence is limited to one defined issue or one restricted area of review, whereas Full Due Diligence is a broader investigation of the transaction and property as a whole.
Can I ask for both a title check and a contract check under the same Light service?
Not as a matter of course. The Light service is structured around one defined area of review, and the title check and contract check are presented as alternative routes within this service.
Can you review just one legal issue that concerns me?
Yes, provided the issue is sufficiently specific and can be responsibly analysed within a limited scope. If the matter is wider than that, we will indicate the correct service level instead.
Do you offer calls or meetings for this service?
Our model is written-first. This allows us to provide structured, traceable and more reliable legal advice in cross-border matters.
What happens if the property appears riskier than expected?
If the issue cannot be responsibly handled within a limited review, we will say so clearly and indicate whether a broader due diligence is required.
